How much are HOA fees?
2025 HOA fees are $2980. Fees are billed bi-annually due January 1st and July 1st.
What do HOA dues cover?
The dues are used to upgrade and maintain the golf courses, streets, clubhouse, and other HOA property and structures.
Besides HOA dues, are there any other fees?
There is a one time Capital Improvement Fee of $2980.
Are there any additional fees to use the amenities in HOA #2?
No, the reciprocal use agreement between the two HOAs allows for the use of all amenities at no additional cost.
What are the average costs of utilities in SaddleBrooke?
Gas: Winter – $100, $50 – Summer

Where can I find information on local contractors?
Go to saddlebrooke.org and log in to the resident portion of the website. From there, click the ALC link on the right-hand side of the page under our directory. On this page, you can also view completed evaluation forms or complete a contractor review yourself.
What is the homeowner’s permit process?
Residents must attend an ALC meeting for approval. An application must be completed in full.
When do I need a permit?
Anytime you plan to make changes to the exterior or outside of your home, an ALC permit is required. Paint permit applications can be submitted online through the ALC page on the SaddleBrooke.org website. All other projects require a general permit application to be completed.
Is there a list of prohibited plants and trees?
This can be found on the ALC page on the resident portion of the saddlebrooke.org website under ALC guidelines.

What payment options are accepted at SaddleBrooke One restaurants?
We encourage all residents to charge their balances to their house account. Guests of residents may use credit cards to pay their bill. We do not keep cash on premises, exact change is accepted for cash payments.
Are online reservations available?
Reservations for dining in The Vistas and dining during a Wednesday Event Night can be made by logging in to the Saddlebrooke.org website.
What kind of food is served at the SaddleBrooke One restaurants?
The Vistas and Agave lounge’s fare tailors to upscale seasonal American, from handhelds and small plates, to diet-friendly entrees and fresh proteins. The RoadRunner Grill offers diner-style breakfasts, brick-fired pizzas, along with delicious sandwiches, daily soups, and salads.
Do you do any special events?
We have weekly events each Wednesday evening, brewery-sponsored happy hours, as well as numerous holiday events such as Cinco De Mayo, Easter Brunch, St. Patrick’s Day, Thanksgiving Buffet, and many more. Residents can also have their own private dinners, banquets, events, and celebrations.

No, but memberships include range ball discounts.

Do you have to have a membership to play golf on HOA #1 courses?
No, all residents in HOA #1 and #2 can play for a daily fee.
